What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing real estate taxes

Property tax records frequently reflect inaccurate square footage because the values can come from several sources, and sometimes go unverified — which means you may be paying for more space than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property up for sale

A home floorplan service can ensure that you're paid fair market value for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a home — but since these values are often approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service completed by an appraiser (after any renovation that might have affected square footage).

Material for real estate professionals

To ensure that your client's home sells at a price that appropriately reflects true market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can review the layout and features of the house before and after touring.
